Before you begin:
The following basic guidelines will be considered for each applicant:
• That each resident over the age of 18 who will live in the rental unit must fill out an application and be approved and pay an application fee.
• That a minimum income level is required of three (3) times the rent amount.
• Employment history will be checked, and a minimum of six months at the applicant’s employer is required.
• If you have additional income including Social Security, child support, or alimony please provide copy of statements or verification
• Self Employed individuals must submit their past two year’s tax returns plus 3 month’s personal checking account statements
• Previous rental history will be taken into consideration, including timely rent payments, and fulfillment of previous leases (you must be prepared to provide 3 years of residential history)
• That a tenant credit check, criminal background screening, and eviction history will be conducted on all applicants
• Applicants with a felony conviction within the past five years will be denied
• 80% favorable information on personal credit reports
• Any false information will be grounds for rejection of the application
• In some instances, stable job history may help to compensate for credit issues
• In some cases, an additional deposit may be necessary for security
• It normally takes 24-48 hours, M-F, to verify the information contained on the lease application.
